Landlord Engagement and Support (LES)

Who we are

Since 1965, Oregon Coast Community Action has been actively serving Coos and Curry Counties. Our funding and programs work together to actively create positive changes for a thriving community. We would like to take this opportunity to introduce you to one of our newest initiatives, the Landlord Engagement and Support Project. This program will allow us to work even closer with landlords in understanding their needs, and more successfully match tenants to the right kind of housing.

Benefits 

  • Security Deposits.  We have found that many low-income program participants can afford the monthly rent, but have difficulty saving up their security deposit.  As a result, we facilitate this one-time payment for our program participants. 

  • Your Vacancies Filled. Through a multitude of offered services, program participants are coached and continually educated to build up their skills to maintain success as tenants.

  • *Rent Payments.  Program participants are pre-screened and, in most cases, have a stable source of income. These folks are coached on budgeting techniques, but should life happen as it does, we can help to provide a supplement for their rental payment, and now with direct deposit, it's even easier for landlords to receive hassle-free payments from ORCCA.

  • Tenant Management.  Our Housing Specialists visit regularly with program participants to ensure they’re stabilized in their new environments, that their jobs are going well, and that they are getting the support they need.  Regular follow up with participants allows us to identify and address potential problems early on – before they become irreparable.

  • Eviction Intervention. We do strive to ensure the best housing placements, but sometimes it may not be an ideal match, so our well-trained staff works to reconcile tenant issues, thereby saving landlords time, effort, and the cost of ugly eviction proceedings.  

  • *Weatherization. There are some homes out there that need a little help too, and that’s where we step in. Low-income tenants automatically qualify for our weatherization index. This fund pays for enhancements like improved insulation, updated roofing, and upgraded heating systems to name a few.  See brochure for more details.

  • Landlord Helpline + Responsive Email. Do you have questions? Well, we have answers. Call or email, and we will be here to help.

  • Risk Reduction Fund. These monies can be used for legal fees, lost rent, or excessive damage not already covered by a security deposit. Think of this as another way of saying, “peace of mind”.

  • Landlord Liaison. This newly established role provides landlords with a direct point of contact, and someone to help.  As the landlord advocate, the liaison will ensure that the landlord is also taken care of.                                                                                                                                                                                                                                                                         *Restrictions may apply.

  2. Determine ways to help remove barriers to housing and sign the LES Partnership Agreement which guarantees all the great benefits above!

  3. House some great tenants – with plenty of help from the LES Program along the way.
